Buyers under contract to purchase their dream home. They're working with a great lender. They've got a bunch of work to do on the property side of things. You got to start thinking about all the professionals that are available to help you with this house. 
Right? So you've got the title insurance folks. We're going to make sure that when you finally move in you own it and the sellers mortgages and leans are gone. Your real estate agent has helped you find the home so their job is pretty much done. Now you start talking about home inspections and the professionals out there to do that and surveyors, and we always recommend surveys are done by professional surveyors. They come out to the house. They measure the property lines. They find all the points. We've had so many instances where you're standing on the back of the house on the deck looking at your you know, 40 acres only to find out that it's only two acres and that shed that you thought was yours is actually the neighbors. Happens all the time all the time. 
Yeah, because what a survey shows is not only the boundaries of the property but any encroachments. Do you own all the building encroachments? So that might be the neighbor's fence is on your property. Not too big a deal. We see it once in a while where they just planted the flowers a little too close, but then we see whole sheds on properties. We see the neighbor’s driveway on your property. All kinds of things that may not be visually apparent right away only to find out that through a good survey. The home inspection is going to get into the structure, the integrity of the utilities and the services that are brought to that structure like, you know, your water, your sewer, your gas, your electric — those type of things. It's important to have a really good home inspection company that can give you an opportunity to consider if there's a big deal that pops up. Is it something that I still want to close on? Do I want to ask the seller to repair that before close? What do you want to do with that? But without that type of inspection from a professional like that? 
You might be surprised — we've had a lot of surprises and I love inspectors that get dirty. It's the ones that are reaching up into the attic and they're grabbing the insulation. If you walk out of your home inspection and the inspector is squeaky clean then you probably have a problem. The other thing to remember on the day of closing; you need homeowners insurance bound on the day of closing. 
So, title insurance is different. Make sure you're aligning yourself with a good homeowners insurance
